| description | In the northeastern areas of Bogotá, serious pathologies are frequent in buildings built more than 30 years ago, due to anthropogenic factors and to the mechanical response of the soil to the different alterations they have suffered. An emblematic case is the "Edificio Av. 100” building located in the district of Chapinero: a building with a high deterioration caused by differentiated settlements, which are presumed to be the result of the construction of robust buildings on its boundaries.
In this investigation, a descriptive analysis of the possible causes of the instability of the structure was carried out based on the theoretical approaches of similar cases, as well as on the search for efficient alternatives for the mitigation of differential settlements. Some results were achieved by comparing the behavior of geotechnical structures with differential settlement problems, which were compiled through a historical construction of the foundation structures of the buildings surrounding the buildings with differential settlements, according to the construction methods of that time. A qualitative and informative analysis was made on the efficiency of methods such as Jet grouting, an alternative that could be efficient to reduce the differential settlements of the building under study. |

En la zona nororiental de Bogotá son frecuentes las patologías graves en las edificaciones construidas hace más de 30 años, por factores antropogénicos y la respuesta mecánica del suelo a las distintas alteraciones que sufre. Un caso emblemático es el Edificio Av. 100, ubicado en la localidad de Chapinero: una edificación con alto estado de deterioro causado por asentamientos diferenciados, los cuales se presume fueron consecuencia de la construcción de edificaciones robustas en sus linderos. En esta investigación se realizó un análisis descriptivo de las posibles causas de la inestabilidad de la estructura basado en los planteamientos teóricos de casos similares, como también en la búsqueda de alternativas eficientes para la mitigación de asentamientos diferenciales. Algunos resultados se obtuvieron por la comparación del comportamiento de las estructuras geotécnicas con problemas de asentamientos diferenciales, lo que se pudo recopilar mediante una construcción histórica de las estructuras de cimentación de las edificaciones colindantes a las estructuras con asentamientos diferenciales, acordes a los métodos constructivos de la época. Se realizó un análisis cualitativo e informativo sobre la eficiencia de métodos como el Jet grouting, como una alternativa que podría ser eficiente para mitigar los asentamientos diferenciales del edificio en estudio.
