Sumario:The present work deals with the processes of development of the city of Neiva, generated by the transformations of the elements of the urban, economic, environmental and social structure of the place, caused by different historical events, such as the emergence of urban growth centers on the outskirts of the city, the lack of implementation and use of land, the generation of new centralities and the displacement of the city center as the structuring axis of the city, which has an urban structure that is deteriorated with spatial and social segregation. The urban deterioration of the traditional center of Neiva is understood as a process of urban, social and economic transformation of the space, which generally implies the displacement of the population and economic and traditional activities of the place. This generates a rupture in the territory, resulting in urban deterioration and loss of habitability of the space. The objective of this study is to determine the causes that have generated the deterioration in the traditional center of Neiva and thus develop elements for the recovery of urban and social spaces that have been affected by these phenomena.
